Rents are due on the first of each month and delinquent on the second of the month, if unpaid. Rents received after the fifth of the month are subject to a late charge.
Beginning about the 6th to the 8th of each month, we will attempt contact with any tenants with unpaid rent. If we do not receive the outstanding rents then you are subject to receiving service of a Three Day Notice To Pay or Quit any time after the fifth of the month.
Once the Three Day Notice to Pay or Quit cures you are then subject to the filing of an eviction action called an Unlawful Detainer.
Service of Three Day Notices To Quit and Unlawful detainer actions can affect your future references and credit report. Consequently, it is to your advantage to pay your rent each month in a timely fashion.
